– Tour your home to gather specific details regarding features you love, finishes, location and size
– Prepare a personalized competitive market analysis to determine your home’s value
– Review the CMA and advise you on the listing price, the price range you can expect your home to sell and the time necessary for it to sell

CURRENT MARKET UPDATE & DOCUMENT REVIEW

Provide market updates in your neighbourhood prior to listing your home
– Advise pricing advantages and disadvantages
– Review and complete necessary listing documents

STAGING CONSULTATION

– Arrange a meeting with our staging expert
– Declutter and neutralize your home to attract buyers
– Prepare your home for photos and 3D tour

MARKETING STRATEGY

– Identify potential buyer demographics and target them directly
– Design marketing content to attract buyers
– Create and execute a social media, email and web marketing campaign

LISTING DAY

– Familiarize you with ShowingTime and the home showing process
– Introduction email containing your signed contract, what to expect and access to our marketing campaign
– List your home on our local MLS system and publish it on Realtor.ca

– Execute social media and email marketing campaign
– Install a ‘For Sale’ sign with an info flyer box and a lockbox
– Print and drop off high-quality feature sheets and your Smart Move neighbourhood infographic booklet
– Plan and host open houses for public and real estate agents
– Follow up with agents who have shown your home for feedback
– Provide weekly service reports which include showing feedbacks and online traffic analysis

OFFERS

– Present and discuss offers from interested buyers
– Negotiate the best possible deal for you which can include:
1. The deposit
2. The price
3. The closing date
4. The irrevocable time/date
5. The conditions
– Accept, make a counter-offer or decline the offer
– Receive the deposit from the buyers upon acceptance
– Provide any supporting documents that the buyer or buyer’s solicitor require
– Handle any waivers or amendments to the agreement of purchase and sale if required
– Communicate updates regarding conditions, if any, and when the agreement is firm and binding
– Store digital copies of the agreement and provide a copy to you, your lender and your lawyer

PROPERTY CLOSING

PRIOR TO CLOSING

– Provide additional documents that may be required as stated in the agreement
– Schedule walk-throughs with you and the buyers as per the agreement
– Your lawyer’s office will arrange an appointment with you to sign final documents relating to the sale of your home
– Your lawyer will review the statement of adjustments explaining any costs or credits

CLOSING DAY

– Title is transferred to the new homeowners
– Buyers pick up the keys from their lawyer’s office
– Celebrate!

AFTER CLOSING DAY

– Our brokerage keeps digital copies of all your sale documents
– With your permission, your Knight Realty agent will be pleased to email you market updates and future client events
